The South Side of Smith Mountain Lake is in demand with buyers appreciating the “quieter” side of the lake. 1. Strong Market for Waterfront Homes
Over the past two years we have seen the average sales price of waterfront homes increase over 8 percent and the number of waterfront sales has also risen. In fact between Union Hall and Penhook 46 waterfront homes were sold in 2013 alone.
As of February 1st, 2014 there were 49 properties currently listed (this roughly equates to 12 months worth of inventory).
2. Luxury Real Estate is in Demand
The local housing inventory did decline last year as we saw a grand total of 316 homes sold in the SML area (including the 46 mentioned above). We also experienced the best numbers of real estate sales here locally since 2006 and luxury real estate is no different, homes are also experiencing less time on the market which means a quicker sale.
